  Case 19-052 is a request for a major variance to allow an existing deck to remain and to encroach into the required side yard setback at 2326 First Avenue; Lot 4, Block 2, Heath Addition to USS 1229, City of Ketchikan.

CASE SUMMARY: The applicant obtained a variance to reconstruct an existing deck up to four feet into the setback. However, due to an existing uplands storm water management system, the deck was built out to the property line.
 
  Case 19-053 is a request for a three-year conditional use permit (CUP) to allow a mobile building to be used as a dwelling on Lot 3-B, Block 4, Waterfall Creek Subdivision; located at 16600 Block Waterfall Road, Ketchikan Gateway Borough.

CASE SUMMARY: The applicant seeks to live in a mobile building while developing the property for a permanent residence. Residential mobile buildings are allowed in the Suburban Residential Zone with a CUP.
 
  Case 19-054 is a request for a three- year conditional use permit (CUP) to allow a mobile building to be used as a dwelling on Lot 1, Ludwigsen Replat; located at 300 Block of Thimbleberry Road, Ketchikan Gateway Borough.

CASE SUMMARY: The applicant seeks to live in mobile building on site while he constructs his house. Residential mobile buildings are allowed in the Low-Density Residential Zone with a CUP.
 
  Case 19-055 is a request to rezone Lot K1, USS 2554, KRD from Low Density Residential (RL) to General Commercial (CG) at 25 Potter Road, Ketchikan Gateway Borough.

CASE SUMMARY: The applicants rezone the property in order to take advantage of the water front location and have uses of fueling station, retail store, meeting space, bar and restaurant.
 
  Case 19-056 is a request for a preliminary plat to realign the 7th Avenue and Lincoln Street rights-of-way and create four lots from portions of Lots 103, 123, 158, 159 and 160, U.S. Survey 1229, and the Houghtaling Elementary School Lot, located at the west side of the intersection of 7th Avenue and Jackson Street, City of Ketchikan; filed by the Ketchikan Gateway Borough on August 16, 2019.

CASE SUMMARY: The realignment is required to correct past problems related to encroachments and substandard lots located in the area.
