Case 19-045 is a request for a major variance to allow an existing non-conforming detached garage to be reconstructed and encroach into the front yard setback on Lot F-1, Block, USMS 1475; located at 3357 S. Tongass Hwy., Ketchikan Gateway Borough.

CASE SUMMARY: The existing garage was built prior to adoption of the zoning code and is allowed to remain in the current location without a zoning permit. However, the foundation is failing and variance is required to rebuild the entire structure on the same footprint.
 
 
Case 19-046 is a request for a major variance to allow a new deck to be constructed and encroach into the front and side yard setbacks and to allow an existing car deck to encroach into the side yard setback on Lot 6, Block 3, USS 437; located at 1226 Water Street, City of Ketchikan.

CASE SUMMARY:
The applicant seeks to build a deck on the front of the structure for maintenance to the building and access to the northwest side of the house. The applicant also seeks a variance to allow the neighbor’s deck to encroach over the property boundary and into the side setback.
 
 
Case 19-047 is a request for a major variance to allow an addition to an existing residence and an attached deck to be constructed and encroach into the rear yard setback on Lot 22, Treetops Addition to Highlands Subdivision; located at 858 Miller Ridge Road, City of Ketchikan.

CASE SUMMARY: The applicant would like to expand the living area of an existing residence and attach a deck for maintenance to the structure and emergency egress from a bedroom.
 
 
Case 19-048 is a request for a major variance to allow an attached garage with apartment to be constructed and encroach into the rear yard setback on Lot 4, Block 2, Highland Subdivsion; located at 911 Forest Ave., City of Ketchikan.

CASE SUMMARY: The applicants seek to build a new garage on the property for safe access to the residence during icy conditions. An apartment will be located on the second story above the garage.
 
 
Case 19-049 is a request for a conditional use permit (CUP) to allow a mobile building to be used as an office space on Lot 1, Block 4, Crowder/ Karlson Subdivision, Plat 2006-31; located at 4227 Don King Road, City of Ketchikan.

CASE SUMMARY
: The existing structures do not contain sufficient office space to support the commercial uses on the property. Mobile buildings may be used for office space in a non-residential zone with a conditional use permit for up to three years, renewable.
 
 
Case 19-050 is a request for a perpetual conditional use permit (CUP) to allow resort cabins for day to day rental on Lot 2, U.S. Survey 3536; located north of the eastern terminus of the Gravina Island Highway, Ketchikan Gateway Borough.

CASE SUMMARY: The applicant proposes to reside on the property and rent up to 10 cabins for day to day use. Resort cabin use is allowed within the Cottage Industry Overlay zone with a CUP. The cabins will share a common kitchen and bathhouse.
 
  Case 19-051 is a request for a conditional use permit (CUP) to allow a marijuana product manufacturing facility use on lot 29B, USS 2604 K.R.D, located at 11119 N. Tongass Hwy, Ketchikan Gateway Borough.

CASE SUMMARY: The applicant seeks to change uses from a bar use to a marijuana manufacturing facility use.
 
 
Case 19-028 is a request for a preliminary plat to create Tract A-1 and A-2 from Tract A, T. 76S, R. 90E, C.R.M.; a large tract of land bordering Blank Inlet on Gravina Island, Ketchikan Gateway Borough; filed by the Ketchikan Gateway Borough on July 13, 2019.

CASE SUMMARY
: The purpose of the subdivision is to create lots for a public land transfer from the Alaska Department of Natural Resources to the Ketchikan Gateway Borough.
