Case 18-045 is a request to rezone Lots 1 and 2, U.S. Survey 3536 from Rural Residential/Cottage Industry (RR/CI) to General Commercial (CG); northwest of the eastern terminus of the Gravina Island Highway, Ketchikan Gateway Borough.

CASE SUMMARY: The applicants are seeking a rezone to allow a recently acquired parcel of waterfront land to be used for commercial purposes including a restaurant, retail, and tourism related facilities.
 
Case 18-046 is a request for a major variance to allow an existing detached garage to remain and encroach into the required front yard at 3391 South Tongass Highway, Ketchikan Gateway Borough.

CASE SUMMARY: The garage was built by a previous owner with a permit. However, a portion of the garage was built into the required front yard. The current owner/applicant discovered the encroachment while inquiring about options for an addition to another structure on the property.
