  NEW BUSINESS/ PUBLIC HEARING
 
  Case 19-031 is a request for a major variance to allow an addition to an existing residence to encroach into the rear yard setback, and to allow the construction of a detached garage to encroach into the rear yard and northeast side yard setbacks on Lot 3, Resubdivision of Lot 27, USS 2604; located at 11091 Coburn Road, Ketchikan Gateway Borough.

CASE SUMMARY: The applicant seeks to add a new master bedroom and bathroom wing to the existing house and to build a garage on an existing concrete pad. The proposed buildings sites are determined by the topography of the lot and the design of the existing residence.
 
  Case 19-032 is a request for a conditional use permit to allow an accessory dwelling unit use on Lot 185, USS 3156; located at 195 Bunchberry Lane, Ketchikan Gateway Borough.

CASE SUMMARY: The applicant proposes to expand an existing detached garage and build an accessory dwelling unit on the second floor.
 
  Case 19-033 is a request for a three year Conditional Use Permit to allow a commercial mobile building to be used to process and package agricultural products.

CASE SUMMARY: The applicant wishes to renew a three-year conditional use permit (CUP) to process agricultural products grown on site into retail–ready goods in a mobile building. The original CUP was approved in 2016 and expiring March 8, 2019.
 
  Case 19-034 is a request to rezone a portion of Lot 5, Heaton Subdivision Phase 2 from High-Density Residential (RH) to Planned Unit Development(PUD); 5100 Block of Surprise Beach Court, Ketchikan Gateway Borough.

CASE SUMMARY: The applicant is seeking a rezone of their property to allow a mix of uses and development requirements that could only be allowed in the General Commercial (CG) zone. The CG zone allows uses the applicant finds undesirable and is seeking a PUD rezone to place limits on the intensity and impacts of development.
 
  Case 19-035 is a request to rezone ATS 427, U.S. Survey 2357, U.S. Survey 3536, Lots 2 and 3 of U.S. Survey 1685, and those portions of U. S. Survey 1334 and Lot 2F of U.S. Survey 3840 north of the Gravina Island Hwy right-of-way as depicted on Plat 2010-16; from Low Density Residential/ Cottage Industry Overlay (RL/CI), General Commercial with Special Limitations (CG/SL), Rural Residential/Cottage Industry Overlay (RR/CI), and Future Development/Cottage Industry Overlay (FD/CI) to a Planned Unit Development (PUD); located at the southernmost terminus of Gravina Island Highway in and around Clam Cove, Ketchikan Gateway Borough.

CASE SUMMARY: This is an element of the neighborhood planning process required by the 2005 Clam Cove Blank Inlet Area Plan. The purpose of the Planned Unit Development is to provide clarity and certainty to Clam Cove residents and land owners with regard to the use of their and neighboring lands.
 
  Case 19-036 is a draft master plan for ATS 427, U.S. Survey 2357, U.S. Survey 3536, Lots 2 and 3 of U.S. Survey 1685, and those portions of U. S. Survey 1334 and Lot 2F of U.S. Survey 3840 north of the Gravina Island Hwy right-of-way as depicted on Plat 2010-16; aka Clam Cove Neighborhood located at the southernmost terminus of Gravina Island Highway in and around Clam Cove, Ketchikan Gateway Borough.

CASE SUMMARY: This is the second element of the 2005 Clam Cove Blank Inlet Area Plan. The purpose of the master plan is to provide guidance in the implementation of the PUD.
 
  Case 19-006 is a request to rezone Lots 1 and 2, U.S. Survey 3536 from Rural Residential/Cottage Industry (RR/CI) to General Commercial (CG); northwest of the eastern terminus of the Gravina Island Highway, Ketchikan Gateway Borough.

CASE SUMMARY: The applicants are seeking a rezone to allow a recently acquired parcel of waterfront land to be used for commercial purposes including a restaurant, retail, and tourism related facilities.
 
  Case 19-022 is a request to rezone Lot 4, Tract A; U.S. Survey 2357 from Low Density Residential/ Cottage Industry (RL/CI)to General Commercial (CG); Tongass Narrows west channel on Gravina Island, Ketchikan Gateway Borough

CASE SUMMARY: The applicant is seeking a rezone of a parcel of waterfront land to be used for a charter fishing facility with lodging accommodations.
