  Case 19-023 is a request for a major variance to allow an existing detached accessory deck to remain and encroach into a norht side yard setback and to allow an accessory structure to remain and encroach into the south side yard setbacks on Tract 11B, U. S. Survey 2817; located in Deep Bay, Ketchikan Gateway Borough.

CASE SUMMARY: The applicant built a dock on the eastern corner of the property in order to provide access through stairs from a small sandy beach. Another structure was built in the side yard to house a water tank that provides water to a cabin through a gravity feed system. According to the applicant, the building sites of both structures were limited by topographical constraints and existing drainages on the lot.
 
  Case 19-024 is a request for a major variance to allow an existing residence to remain and encroach into the required front and side yard setbacks on Lot 11B, USS 3153; located at 12398 Cloudberry Lane, Ketchikan Gateway Borough.

CASE SUMMARY: A previous owner built the residence into required setbacks. The current owner discovered the encroachments while applying for a new zoning permit.
 
  Case 19-025 is a request for a major variance to allow an existing residence to remain and encroach into the rear yard on Lot 106A, USS 1802; located at 126 A/B Mountain Ash Heights, Ketchikan Gateway Borough.

CASE SUMMARY: A previous owner built the residence that encroaches into the required rear yard setback. The current owner discovered the encroachment while submitting a zoning permit application to convert the property into a triplex.
 
  Case 19-026 is a request for a conditional use permit to allow for a triplex use on Lot 106A, USS 1802; located at 126 A/B Mountain Ash Heights, Ketchikan Gateway Borough.

CASE SUMMARY: The applicant seeks to convert an existing two-family dwelling into a triplex dwelling.
 
  Case 19-027 is a request for a major variance to allow an existing carport to remain and encroach into the required side yard on Lot 13, Block 7 USS, 769; located at 1326 Peyton Place, City of Ketchikan.

CASE SUMMARY: A previous owner built a carport that encroaches into the required side yard setback. The current owner discovered the encroachment while reviewing an as-built survey to verify the location of the structures on the lot.
