Case 18-066 is a request to Rezone Lots 10, 11 and 12, Block 3, U.S. Survey 1080 from Low-Density Residential to Medium-Density Residential at 54/56 Shoup Street; Ketchikan Gateway Borough.

CASE SUMMARY: The property owner wishes to rezone their lots to allow a potential realignment of the property lines.
 
Case 18-067 is a request for a major variance to allow the construction of a telecommunications tower to encroach into the required front and side yards at 2593 Killer Whale Ave.; Lot 1, Block 28, U.S. Survey 1652A, City of Saxman.

CASE SUMMARY: The applicant wishes to place an amateur (ham) radio tower on his property that is less than the height of the tower from the northwest side and front property lines.

Case 18-070 is a request for a Conditional Use Permit to allow a Triplex use on Lot 48, Forest Park Subdivision; located at 63 Willow Circle, Ketchikan Gateway Borough.

CASE SUMMARY: The applicant proposes to convert an existing two-family residence into a triplex. The use may be permitted with a Conditional Use Permit approved by the Planning Commission.
 
Case 18-071 is a request for a Conditional Use Permit to allow a mobile building to be used as a watchman’s quarters on Lot 1A-A, U.S. Survey 1652; located at 2852 South Tongass Highway.

CASE SUMMARY: The applicant owns several adjoining Heavy Industrial lots and seeks to place a mobile building on one of the lots to be used as watchman’s quarters. The proposed location is on the same lot as the South Tongass Service Station at 2852 South Tongass Highway.
 
Case 18-072 is a request for a Major Variance to allow an existing single family residence to remain and encroach into the required front yard on Lot 5, Block 10, U.S. Survey 1080; located at 3133 Hugli Avenue.

CASE SUMMARY: The residence was built too close to the front property boundary by a previous owner. The current owner has requested a variance to allow the existing residence to remain and encroach into the required front yard.
 
Case 18-073 is a request for a Major Variance to reduce the parking requirements at 2409 Second Ave, Lot 5, Block 12-A, U.S. Survey 1229 Heath Addition, City of Ketchikan

CASE SUMMARY: A prospective buyer of the property wishes to convert the building to a mixed retail and residential use without providing the required off-street parking.
 
Case 18-074 is a request for a preliminary plat to create one lot and an unsubdivided remainder from Tract A, T. 75., R.90 E., C.R.M.; a large tract of land encompassing Bostwick Lake and located near Blank Inlet on Gravina Island, Ketchikan Gateway Borough.

CASE SUMMARY: The purpose of the subdivision is to create a 34.32 acre lot for a public land transfer from the Alaska Department of Natural Resources to the Ketchikan Gateway Borough.
